Access Statement For Tichborne’s Farm Cottages
Introduction
Tichborne's Farm Cottages are converted brick stables and farm buildings on a 50 acre farm, in a courtyard setting, at the end of a private road in the middle of the Wiltshire Countryside. Three of the cottages are on one level and one larger cottage has an additional bedroom on the first floor. We look forward to welcoming you.
Pre-Arrival
• We have an extensive website with pictures of all the rooms and cottages on www.tichbornes.co.uk. We are also listed on www.farmstayuk.co.uk.
• Bookings and enquiries can be made via the website or by phone, fax or email.
• We can supply a map showing our location and written directions if required. Both the map and directions can be found on the website on the “Contact us” page.
• There is a local bus service from the village and the nearest rail station is 10 kms away. Groceries/provisions can be ordered and delivered prior to your arrival.
• This access statement is available on our website in large print, Braille and also in the welcome pack in the cottages.
Arrival & Car Parking Facilities
• The cottages are approached via a cattle grid onto a flat graveled courtyard. There is plenty of space to park and unload vehicles in front of the cottages. Linnet and Swallow cottages are approached from a 6 metre path with one step up of 10 cm through an 82 cm doorway. The keyhole is at 1.6 metres from ground level. Kestrel and the Granary are approached from the 6 metre path but have a flat entrance through an 82 cm doorway also with a keyhole at 1.6 metres. All cottages enter into a flat kitchen/ living area.
Main Entrance & Reception
• The main entrance to the Granary is through a porch with key height of 1.6 metres into the living room. Linnet and Swallow have an overhanging roof with the main door opening into the kitchen/living area. Kestrel has an overhanging roof with the main door opening into a hallway measuring 2.9 metres x 1.4 metres. Kestrel also has grab rails in the bathroom both in the shower and on the bath. The kitchen /living area of Linnet and Swallow are 3.7 metres x 4.5 metres. The living room of the Granary measures 4.5 metres x 4.5 metres. All cottages have low energy lighting.
Public Areas - General (Internal)

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
• Linnet, Swallow and Kestrel have a dining area with a gate legged table with drop sides. These tables measure 1 metre x 1.2 metres when extended and 1 metre x 0.4 metres when not extended. It stands 0.7 metres high with non cushioned high back wooden chairs measuring 35 cm x 45 cm. The living area comprises of a two seated sofa with cushions and wicker arm chairs standing on a wooden or carpeted floor with rugs. There is a television and DVD provided, together with a music centre and remote control. There is a private telephone and wi-fi internet access in each cottage. The kitchen/cooking area stands in front of the lounge/dining area. This area has a cooker, microwave, dishwasher, fridge and plenty of cupboard space. There is crockery and cutlery for eight settings. The oil fired boiler is situated here and heats the water on demand and also provides central heating. The Granary has a four legged dining table measuring 1 metre x 1.6 metres and 0.7 metre high with 6 high backed chairs measuring 35cm x 45cm. The kitchen measures 3 metres x 4 metres with fridge freezer, oven and ceramic hob, washing machine, dishwasher and microwave oven. The Granary has crockery and cutlery for 12 settings. Porcelain tiles cover the floor in the kitchen and dining area. The lounge has two sofas and one arm chair with a central rug. There is a coffee table in the centre of the living area and the floor comprises of solid oak wooden flooring.
Laundry
• Linnet, Swallow and Kestrel have a shared laundry room measuring 2.5 metres x 3 metres entered through a door with a 150 mm step. The laundry room has a washing machine, tumble dryer, freezer and a drying room for wet shoes and clothes etc. The Granary has its own washing machine and integrated dryer.
Outdoor Facilities
• Behind Kestrel Cottage there is a patio and garden area. The door to access the area is at the side of Kestrel Cottage and measures 83 cm x 1.96 metres and has a step of 10 cm down onto the garden area. The patio is built of local stone and is slightly uneven. Patio furniture and a BBQ are available for guests to use.
• The garden area overlooks grass paddocks which may have horses or cows grazing.
• There is a separate concrete area to the right hand side of Kestrel Cottage which has a picnic table and provides shelter under a number of trees. The Granary has its own patio which is slightly uneven and made of natural stone. This patio is raised at one end by a 5cm step. The dustbins and recycling are kept outside. It has a garden and lawn area with a gas barbeque, outdoor table and chairs. The gravel area and pathways of all the cottages are illuminated at night from dusk until 11.00pm.
Bedrooms
• Linnet, Swallow & Kestrel have two bedrooms the double bedrooms are 4 metres x 3.1 metres and the bed is 1.4 metres wide. The twin bedrooms are 3.7 metres x 2.3 metres and the beds are 92cm wide. The twin bedrooms are entered via a 100 mm step in Linnet and Swallow with Kestrel's on the same level. The Granary has three bedrooms, one double bedroom which is 3 metres x 3.3 metres, with a bed which is 1.4 metres wide. There is one twin bedroom downstairs which is 3 metres x 3.3 metres, with two beds which are 92cm wide. There is a spiral staircase leading to the third twin bedroom which measures 3.2 metres x 3.2 metres. It is entered through a 1.8 metre high door way with a ceiling height of 2 metres sloping to 650 mm side walls. All doorways in the Granary are 85cm wide. All bedrooms have fitted carpets and are painted in cream colored emulsion. In the event of an emergency, all cottages have heat alarms and escape windows.
Bathroom, Shower-room & WC [En suite or Shared]
• Linnet and Swallow have a shared bathroom entered via a 10cm step measuring 2.8 metres x 1.65 metres. Each cottage has an airing cupboard where towels and cleaning materials are kept, together with a heated towel rail, bath with side entry at 50 cm and overhead shower. They also have a wash basin and toilet with a seat height of 40 cm. The Bathroom floor is covered in linoleum and there is a velux window overhead. Kestrel has a shared bathroom on one level, measuring 2.7 metres x 2.2 metres through an 80 cm doorway with a roll in shower. The Granary has one shared bathroom with a bath and overhead shower which is 1.5 metres x 3 metres and a heated towel rail. There is also an en suite shower room in the main double bedroom which measures 1 metre square. The floor is level and tiled and low energy lighting is fitted as standard. The doorways are 85 cm wide.
Self-Catering Kitchen
• The kitchen is part of the living area and incorporates a dishwasher, electric oven with four ringed top, microwave, kettle, bread bin and tea/coffee. The basin has a hot and cold tap and hot water is supplied via the boiler and the heat exchanger. There is a fire extinguisher and blanket on the wall near the main entrance to the cottages.
• The boiler switch is 80 cm high and operates the central heating and hot water. The Granary heating thermostat switch is 2 metres high in the double bedroom. The air source heat pump supplies hot water throughout the day. The worktop area is 2.35 metres x 3 metres and is 90 cm high. The Kitchen is lit by a set of spot lights and the flooring is non slip matt carpet or wood / tile flooring with low energy lighting throughout.
Grounds and Gardens
• The cottages are positioned within extensive private grounds and have plenty of garden area. There are several trees providing shade with benches and picnic tables. The round garden in front of the courtyard has a small running water feature that circulates into a small tank. There is a flat graveled area in front of the cottages with grass recreation areas beyond. There is no passing traffic and the private driveway has a 10mph speed limit.
Additional Information
• Well behaved pets are welcome by prior arrangement and for a small additional cost - please ask prior to booking your accommodation if you intend to bring a pet with you. You will be responsible for any damage caused.

Future Plans
• 2008 Completion of a total refurbishment of the Granary making a luxurious 3 bed room dwelling, set in its own grounds. New televisions/DVD's and flooring to be renewed in Linnet & Kestrel in 2009. Extention of living area planned in Kestrel for 2010. Each property is decorated throughout every 3 years. We are constantly updating our facilities and equipment to meet the ever increasing demand of our discerning guests.
